Colvill Office Properties takes on The Galleria Office Towers
for Walton Street Capital; the Colvill Office Properties portfolio expands to 2.9 million square feet including First City Tower,
BriarLake Plaza, 2700 Post Oak Boulevard, Post Oak Tower,
and the Galleria Financial Center
Houston, Texas - June 8, 2003

Colvill Office Properties has taken on the leasing and marketing assignment for The Galleria Office Towers, including Post Oak Tower, the Galleria Financial Center, and 2700 Post Oak Boulevard. The Galleria office buildings are owned by Walton Houston Galleria, L.P., an affiliate of Walton Street Capital, L.L.C. of Chicago. The total complex represents 1.1 million square feet of prime Class A office space in the Uptown/Galleria area of Houston. Major tenants in The Galleria office buildings include Air Liquide America, Prudential Securities, CB Richard Ellis, Burlington Resources, Solomon Smith Barney, Merrill Lynch, UBS, Citicorp, and the University Club.

Based in Chicago, Walton Street Capital, L.L.C. sponsors a series of performance based, private equity real estate investment Funds. The Funds have received total equity commitments of over $1.4 billion from government and corporate pension funds, foreign pension funds, endowments, foundations, banks, insurance companies, high net worth individuals, and the principals of Walton Street, who have personally committed over $150 million.

The Galleria is a world-class facility and is considered “a landmark in Texas retailing”. With the expansion that opened in March 2003, The Galleria became the fifth largest mall in the nation highlighted by nine types of stone, suspended glass balconies, three types of wood, glass skylights, and plush leather seating. With 3 office towers, 2 hotels, 2.4 million square feet of retail space, and a variety of restaurants, The Galleria is a city within a city. Set in the center of Uptown Houston, The Galleria is located at the intersection of Westheimer Road and Post Oak Boulevard just off Loop 610.

Colvill Office Properties, L.P. is operated by Houston real estate industry veteran Chip Colvill, specializing in Landlord Representation. Colvill has developed extensive expertise in commercial office building leasing in Houston, Texas over the past 16 years representing owners of major institutional office property. Colvill has extensive experience in the Houston real estate market, having completed over 4 million square feet of lease transactions in directing leasing and marketing for a 14.6 million square foot portfolio owned by various major institutional owners.

In addition to The Galleria Office Towers, Colvill Office Properties directs the leasing and marketing for First City Tower, a 1,333,312 square foot office tower located in the Central Business District in Houston. Major tenants in the building include Vinson & Elkins, Ocean Energy, and Waste Management. Colvill also directs leasing for BriarLake Plaza, a 500,000 square foot office tower located in the Westchase District. Major tenants in the building include Microsoft, EOTT Energy, Halliburton, Unum Provident, Dain Rauscher, and Dow Jones.

According to Colvill, “The amenities available to tenants that office in the Galleria Office Towers are the best in the city. The re-construction of the West Loop and the new Westpark Tollroad will ensure that the Galleria office market remains as the best, most desired office submarket in the city. I am very excited to be associated with this project.”
