First City Tower Signs Vinson & Elkins 15-year Lease Renewal
Houston, Texas - January 15, 2003

FC Tower Property Partners, L.P. recently announced the signing of a major, long-term lease renewal with Vinson & Elkins L.L.P. Vinson & Elkins will occupy approximately 445,000 square feet in the building located at 1001 Fannin in downtown Houston. The 15-year renewal continues the relationship beyond 2020 with options for Vinson & Elkins to extend the lease well past the year 2030.

“We were one of the initial tenants when the building opened in 1981 and we are delighted to continue the relationship with First City Tower," says Joe Dilg, managing partner of Vinson & Elkins. “We are planning a comprehensive renovation to modernize our space and maintain an inviting and professional workplace for our lawyers and clients. Our plans include a new conferencing center to better service the long-term needs of our clients.”

The lease encompasses a complete renovation and upgrade of Vinson & Elkins’ space, as well as major upgrades to the building, including renovation of the building lobby, plaza, tunnel, and mechanical systems.

“This lease renewal allows us to plan for our space needs for the next two decades, with flexibility through expansion and renewal options,” says Sandy Weiner, Vinson & Elkins partner and chair of the committee in charge of evaluating the firm's strategy for its long-term future space needs. “We are very pleased with our landlord’s significant commitment to renovate and upgrade the public areas and building mechanical systems.”

Brandi Gawlikowski of Trammell Crow Company says, “Vinson & Elkins’ premises will, upon renovation, be state-of-the art law firm space, allowing the firm to practice law in an efficient and attractive work environment.”

First City Tower totals 1,333,312 square feet and is 49 stories tall. Other major tenants include Ocean Energy and Waste Management. Morris Aubry, now Morris Architects, originally designed the building. Morris Architects has been retained by First City Tower to redesign its public space specifically with the introduction of new, elegant finishes. “Our design concept for the First City Tower renovation enhances and complements the original modernist design while providing new elements that are inviting to the building’s tenants and guests. Our plans secure First City Tower’s place as one of the premier Class “A” office buildings in Houston’s Central Business district,” says Dan Searight project designer. “The renovation consists of three major elements: the building’s lobby, the surrounding plaza, and the lower retail space (which connects First City Tower to Houston’s extensive pedestrian tunnel system).”
